An intention for this Policy is to help maintain property values for the owners in Cymbidium Acres through safe and accessible rights-of-way. Although the Board contracts for certain work to be completed within the rights-of-way, it is important for each owner to do their part to help.

This Rights-of-Way Policy has been developed in accordance with ARTICLE VII of the Association Bylaws: USE OF VOLCANO CYMBIDIUM ACRES ROAD SYSTEM. All property owners in this subdivision shall use the road system in a reasonable manner. The Board may adopt reasonable regulations controlling the use of the road system, including without limitation, speed limits, placement of road signs, and use of and parking on the rights-of-way.

The Board has reviewed similar regulations prepared by other private roadway subdivisions, and prepared a DRAFT policy for members’ review and comment. The comment period was open until June 30, 2025, with only two comments submitted. The Board reviewed the comments received, debated them, and incorporated them into the policy. The FINAL Policy was presented at the July 10, 2025 Board Meeting, and approved as amended. The policy will take effect on January 1, 2026. The Association Bylaws does not require a vote by the members to establish this policy.
